Terms of Stay & Code of Conduct
Applicable to residents of Avinya House, Dhira House, Veera House, and Ojas House
1. Zero Brokerage & Security Deposit
Urban Nest operates with 100% Zero Brokerage. The standard security deposit equivalent to one month’s rent is fully refundable at the end of the tenancy agreement, subject to the standard 30-day notice period and property clearance inspection.
2. Study Atmosphere & Silent Hours
To maintain the academic standards required for CA, CS, and college aspirants, strict silence is observed in residential corridors and shared rooms between 10:30 PM and 6:30 AM. Group discussions and telephone calls during these hours should be conducted in designated study terraces or common lounges.
3. Visitors and Parental Access
Parents and registered guardians are warmly welcomed to visit during designated visiting hours (9:00 AM to 8:00 PM). For safety and resident privacy, outside guests are not permitted overnight stays in resident rooms without advance written warden permission.
4. Property Care & Utilities
Residents are expected to care for provided furniture, Wi-Fi routers, mattresses, and electrical fittings. Daily housekeeping is provided for common areas, floors, and attached washrooms.
